US New Home Sales Slightly Below Forecasts

In February 2025, sales of new single-family homes in the United States increased by 1.8%, reaching a seasonally adjusted annual rate of 676,000. This growth marks a recovery from a revised 6.9% decline experienced in January, although it fell slightly short of the anticipated 680,000 units. The demand for homes continued to face pressure due to high mortgage rates. Examining the regional data, sales decreased in the West by 13.6% to 140,000 and in the Northeast by 21.4% to 22,000. However, sales improved in the South, up by 6.6% to 438,000, and in the Midwest, surging by 20.6% to 76,000. The median home price was recorded at $414,500, with the average price reaching $487,100. Additionally, the housing inventory remained elevated with 500,000 units available, equating to 8.9 months of supply based on the current sales rate.
